Special for owners of furnished accommodation

How and why should your furnished accommodation be classified? How much does it cost? What is the procedure? What are thefinancial advantages of classification? What are the classification criteria? These are just some of the questions you may be asking…

The Office Intercommunal de Tourisme de Mimizan has the answers, and can even advise and guide you towards classification.

The advantages of classification Why classify your furnished accommodation?

Classification is not compulsory , but strongly recommended:

For the customer :

  • a guarantee of the type of rental, as they know what they will be renting
  • a guaranteeof finding the right type of equipment in the rental for a given classification.

For the owner :

  • legitimacy to charge rates based on their rating
  • for a given rating, the owner knows what equipment or services to invest in
  • a point of reference in case of conflict

Who carries out the classification?
Landes Attractivité has been mandated to carry out the classification. The classification is valid for 5 years; after 5 years, if the furnished accommodation is not reviewed, it automatically becomes unclassified.

The classification procedure :
The owner applies to the Office Intercommunal de Tourisme de Mimizan or to his real estate agency for an appointment with Landes Attractivité. Once the appointment has been made, a Landes Attractivité representative assesses the property using a criteria grid. Based on the property’s equipment, cleanliness, etc., as well as the “plus” services offered, Landes Attractivité finally obtains a number of points equivalent to a classification level (between 1 and 5 stars). Once the classification has been validated, the classification decree is sent to the owner, who must display it in his furnished accommodation( mandatorydisplay ). In particular, this classification will be forwarded to the Mimizan Communauté de Communes tourist tax department.

Cost :
The cost of the visit or revisit is 150 euros, provided that the owner is a partner of the Office Intercommunal de Tourisme or an estate agency of the Communauté de Communes de Mimizan, otherwise the cost of the visit is 216 euros. The Office Intercommunal de Tourisme de Mimizan will reimburse50% of this amount, provided that :

For a first visit: the property is classified minimum 1 *.
-for a revisit: the furnished accommodation is given a higher classification than the previous one, whether the owner is a partner of the Office Intercommunal de Tourisme or of an estate agency of the Communauté de Communes de Mimizan.

To do this, you must provide the Mimizan Intercommunal Tourist Office with :

– a copy of the invoice for the (re)visit
– a copy of the classification decision
– bank details

Why classify your room?

In the same way that bed and breakfast establishments are required to obtain a classification in order to be a partner of theOffice Intercommunal de Tourisme, and to appear in our various communication media, both paper and web, the Office Intercommunal de Tourisme has decided that, from January 2022, all room-renters, whether professional or not, will have to justify either a label or a “Chambre d’hôtes Référence” qualification in order to be a partner of the Office Intercommunal de Tourisme.

Indeed, in order to offer our customers a qualified and recognized service, but also to enable room renters to carry out their activity with greater peace of mind, The Board of Directors of the Office Intercommunal de Tourisme endorsed this decision, which was followed by a deliberation from the Communauté de Communes de Mimizan, which decided to support this qualification by covering 50% of the cost of visiting the rooms toobtain the B&B reference document, subject to a marketing partnership via the Office Intercommunal de Tourisme or an estate agency.

Qualification of guest rooms
The service includes receipt andexamination of your request, the qualification visit, travel expenses, compilation of the file and submission to the awarding commission, the award certificate (except in the event of a negative response from the awarding commission).

This price does not include Chambre d’hôtes référence® signage.

The duration of the visit is estimated at 1 hour per structure.

The cost of the service is €100 (incl. VAT) for a 1 or 2-bedroom structure, and€150 (incl. VAT) for a 3, 4 or 5-bedroom structure. The cost of the visit is payable in advance, regardless of the decision of the award committee. In the end, thanks to the assistance of the Communauté de Communes, the service will cost you €50 or €75.

How do I go about it?
You need to request a visit by filling in the order form and thedescriptive report , then attach the receipt for the declaration at the town hall and payment for the service.

The Office Intercommunal de Tourisme will receive these elements and send them to Landes Attractivité, which will contact the service provider to arrange a visit to the room(s ) and other communal areas in condition to receive guests. During the visit, photos will be taken to support the application. Breakfast must be prepared andprices displayed.

Communication tools (exterior sign, stickers, logo in digital format) must be pre-booked.

Once the qualification has been obtained, you will need to send the Intercommunal Tourist Office :

– a bank statement

– the invoice for the visit provided by Landes Attractivité

– your classification decision.

If you do not wish to apply for qualification of your room(s), you will not be able to partner with the Office Intercommunal de Tourisme.
